Our valuers understand local market and rent values in Sweden’s main city centres, Stockholm and Malmö.
The capital city of Stockholm is the most populous city in the Nordic countries with approximately 2.3 million inhabitants in the Greater Stockholm area, which includes fourteen islands. It is also Sweden's financial centre. Most major Swedish banks and insurance companies are headquartered in the city’s central business district.
The Stockholm region accounts for over a third of the country's Gross Domestic Product (GDP). The vast majority of Stockholm residents work in the service industry, which accounts for roughly 85% of jobs in Stockholm. In addition, the last decade has seen a significant increase in the number of jobs created in the technology sector. The district of Kista in northern Stockholm is home to a major IT centre. Stockholm is also at the junction of several international European motorways which facilitates trade and exchanges with neighbouring European capitals. Plans for a bypass motorway which aim to decrease traffic congestion along the route between Northern and Southern Sweden are set to be completed by 2023.
Though Stockholm has always been a major financial centre in Sweden, tourism has played an important part in the city's economy in recent years as well. Stockholm Arlanda airport, served a record 25 million travellers in 2017.
Malmö is the third largest city in Sweden and serves as a major commercial centre. The Malmö Metropolitan Region and the outlying Øresund region is home to 3.9 million people. Thanks to the large employment pool provided by Malmö University, the city has attracted biotech and IT companies and is considered a major centre for business in the Western region of Sweden.
Malmö is also strategically located along the Øresund Strait. Every 20 minutes Øresund Line trains cross the Øresund Bridge to connect Malmö to Copenhagen, and Copenhagen Airport. The Øresund Bridge connection with Denmark has increased investment in Malmö, as workers travel to Copenhagen regularly for work, adding to residential and commercial real estate value in the region.
