BNP Paribas Real Estate – Valuation is able to address the property valuation needs of clients for all asset types in the Netherlands thanks to our advanced market knowledge

Understanding Dutch property value

With a population of approximately 17.02 million*, the Netherlands has benefited from a lively economic activity for the last few years. The Dutch property market is growing thanks to a significant increase of the country’s number of small businesses in the services, start-up and creative sectors.

Infrastructure is a key driver of market and rental value in property valuations. Dutch transport infrastructure has been top-rated by the World Economic Forum for its roads, ports and airports. The Netherlands is one of the main points of entry for goods imported into Europe. As a result, the government plans to launch several projects to improve infrastructure over the next decade. A high-speed rail link will connect Amsterdam and Brussels in the coming years. In addition, a new rail system is expected to connect Rotterdam and areas of Germany as well. On-going infrastructure projects in the Netherlands are working to prevent flooding throughout the country territory.

Our valuers understand the Dutch property market, and can accompany you in your property valuation projects, whether you’re an occupier, investor or bank.

Property valuation in Dutch cities

Property valuation in Amsterdam

Amsterdam’s central business district has seen positive commercial real estate market conditions in the past year. The city’s property market value showed a strong increase in 2016 with a historic high of €3 billion invested. ** Legal and financial services companies are relocating outside the city centre towards a new financial centre in Zuidas. In order to further develop the area, the city plans to invest in the Amsterdam Zuid train station to make it the second main station in Amsterdam with connections to Paris, Brussels and the German high-speed train network, among others.

The city has several financial districts in Sloterdijk (near the city’s international railway station), Amsterdam Arena (home to international finance services) and the area surrounding Amsterdam Amstel Railway station (home to the city’s largest skyscrapers).

The neighbouring centre district (Centrum), is known for its retail sector which includes the Noordermarket, Jordaan and 9 Straatjes. The area is a popular destination for tourists visiting the city.

Property valuation in Rotterdam

With a population of approximately 623,000, Rotterdam is a major logistics centre. Thanks to its location along the North Sea, Rotterdam is an attractive city for the industry.

The city’s “Next Economy” development programme aims to help the city better prepare for a digital future. In addition, Rotterdam’s central business district combines mixed-use buildings and numerous coworking spaces, drawing occupiers and investors for its adaptability to new ways of working. In addition, a number of sustainable projects, such as the wooden sky bridge in the city centre add to the city’s green value.

The Netherlands is a dynamic property market with varying market and rental values which differ by region. In order to perform an effective property valuation, it is thus necessary to understand the Dutch property market’s value with the help of a valuer.
