Understanding Lithuanian property value

Our property experts understand local market and rental values in the Lithuanian property market.

With a population of approximately 2.8 million*, Lithuania is the largest economy in the Baltic States. Thanks to its location between northern and eastern European markets, it is home to a number of established financial firms from the Nordic and Baltic regions.

Lithuania’s economy is largely based on logistics and trade. The country serves as a major trading centre thanks to connections to key markets in Northern and Western Europe via sea, road and multimodal transport. In recent years, the country has invested in improving the timeliness of shipments, and now ranks above the EU average. In addition, the country is also known for its advanced information and communications technology, which has attracted IT companies to the capital city of Vilnius

Whether you wish to value property as an occupier, investor or bank, our valuers can answer your questions about property valuation across Lithuania.

Property valuation in Vilnius

Our property experts can accompany you in your Lithuanian property valuation projects thanks to advanced market knowledge and asset specialisation in the country’s capital: Vilnius.

Vilnius is the capital of Lithuania and its largest city. It is located in the southeast part of Lithuania. As one of the largest financial centres of the Baltic States, Vilnius is considered the heart of business in Lithuania. Shared service centres (SSCs) are one of the fasted growing sectors in Vilnius and drive a large part of office demand in the capital.

Offices are mainly located in the newest part of the city’s growing business district: Šnipiškės. Expansion plans in the “Naujas miesto centras" (new city centre) within the district have drawn occupiers to commercial and residential properties in the area. The area is also home to one of the largest trade centres in Europe: UAB World Trade Centre Vilnius (WTC Vilnius).

In 2016, the most active investment segment in Vilnius was the office market, which took more than 33% of all real estate investment. It is expected that during 2017–2018 approximately 140,000 sq. m of new office space will be commissioned in the city’s central business district. **

Our valuers in Lithuania can evaluate local rental value and market value in order to perform an effective property valuation of your assets, whether you’re a banker, occupier or investor.
